Property Tax Postponement for Senior Citizen, Blind or Disabled Persons
Allows eligible homeowners the option of having the State pay the property taxes on their principal residence. Claim forms & information on this California State Program may be obtained from: State Controller's office, Box 942005, Sacramento, CA 04250-2005, by calling 1- 800-952-5661 or visiting the web site of the State Controller at www.sco.ca.gov. See Appendix I: Property Tax Postponement Claim.
What today's lender needs to approve a loan:
Credit FICO score at or above: 580
Reliable Source of Income.
Have a 20%, or more downpayment - For FHA 3% down or Conventional 5%.
Worked in the same field for the past two years.
Can't fulfill that?
Then wait and continue renting. Optionally, consider an "Equity Share" with an investor or a family member. This requires a contract written by an attorney to define and enforce terms. Costs vary. Here's a check-list before calling Really Care Realty to list:

- Have you taken advantage of Proposition 8 (defined above)?
- Can you rent out a bedroom in your home?
- Can you move out and rent the entire property?
- Have you negotiated with your lender?
- Is refinancing into an Adjustable Rate Mortgage possible?
- Are you a Senior or Disabled and eligible for state programs to defer paying property taxes?
- Have you considered a reverse mortgage? (Must be 62 or older)
- Are you eligible for disability, social security or other loans or funds due to you?
- Can you show the lender you cannot pay?
